Not a lot of housing markets can boast sales or price increases but San Antonio, like some other Texas cities that have been turning up in the news for the same reason lately, is doing just that.

In a report from Oxford, Miss.-based real estate information technology company, FNC Inc, San Antonio saw a 2 percent price increase in the time between January 2007 and January 2013. While that number may seem low, the fact is San Antonio was 1 of only 4 of the 30 markets tracked to show an improvement (Houston was also on this list). Other cities didn’t fare so well. Las Vegas, Miami, Orlando, and Riverside, California all saw price declines of 50 percent or more. Once again, the Texas housing market shines. In this case, San Antonio is in the spotlight but people are also flocking to buy new homes in Austin, custom homes in Houston, and are turning to home builders in Bastrop to check out new construction there as well.

According to the 2012 third quarter edition of the Texas Quarterly Housing Report, the Texas real estate market showed an increase in sales volume and prices for single-family homes. The November 1 report, released by the Texas Association of Realtors, marks the fifth consecutive quarter of improved results.

Let’s take new construction in Austin as an example. Much of Austin’s construction is residential, of course, but the big news these days is about Apple’s multi-million dollar expansion. Phase one of the project, which calls for 200,000 total square feet from two buildings, is currently underway. It will be completed by 2015 and will cost $56 million.

But that’s only part of it. After phase one is finished Apple will move onto phase two, which will add another 800,000 square feet in the form of several buildings. By 2021 the entire project will be complete.

If you’re wondering how or why this interests Austin homebuilders, the answer is simple: jobs. Apple’s $304 million overall expansion will create 3,600 jobs in Austin, and if history is any teacher we can expect this increase to create an even higher level of interest in home ownership. Job growth and home ownership tend to go hand in hand. Job security gives people the confidence to follow their dreams of buying or building their own home.

New construction in general is always a good sign as it means the economy is on an upswing. The Apple expansion in Austin is especially good for Travis County as it is expected to generate $15 million in benefits over the 15-year term of Apple’s contract with the county.

In November 2012, Houston home sales jumped 27.3 percent over the sales total for November, 2011. The demand for homes has grown so strong that Houston home builders have begun new construction on master planned communities at a rate not seen since before the recession. Confidence in the area is high. As buyers continue to seek out homes for sale in Houston, home builders are working harder than ever to meet the demand. Suburban construction is at an all-time high and Houston is leading the country in home building. (By the end of summer Houston homebuilders had reportedly registered 27,000 single-family building permits for a 12 month period ending in August). Overall in November, the Houston Real Estate market generated a total of $1.3 billion, an increase of 41 percent over sales totals for November, 2011.
